Concrete Leveling & Mudjacking
Concrete leveling raises a sunken slab back to its original height by filling the empty space underneath it — either with a pumped cement slurry (mudjacking) or with expanding polyurethane foam. It is the right fix when the concrete itself is still in good shape and only its elevation has changed, which describes most settled driveways, patios, sidewalks, and garage floors in Colorado Springs. The job takes hours rather than days, costs roughly a third to half of replacement, and leaves nothing to haul away.

What's not included: leveling does not repair the concrete itself. Cracked, spalling, or broken slabs are candidates for concrete repair and resurfacing or full replacement instead — and structural work under a house belongs with a foundation and slab specialist, not a flatwork lift.
Most of the Front Range sits on expansive clay. The clay minerals in these soils — montmorillonite and bentonite, weathered from ancient volcanic ash — take water molecules in between their plates and swell, then shrink again as they dry. The Colorado Geological Survey puts the force these soils can exert at up to 20,000 to 30,000 pounds per square foot against slabs and foundations, and notes that engineers treat as little as a 3% volume change as potentially damaging. In one documented case in eastern Colorado, expansive clay lifted new interstate lanes by as much as a foot within six months of paving.
What that means for a homeowner is that your driveway is not sitting on something stable. Each wet season the clay swells; each dry season it shrinks and leaves voids. Add a downspout discharging next to the slab, a poorly compacted utility trench, or the loose backfill common around newer El Paso County subdivisions, and the soil under one corner washes or consolidates away faster than the rest. The slab is strong enough to bridge the gap for a while, then drops.
This is why lifting a slab without addressing water is a temporary fix. Regrading, extending downspouts, and sealing the joints around the slab are what keep it from settling again — and it is a fair question to ask any contractor who quotes you a lift.
For flatwork, no. The Pikes Peak Regional Building Department, which handles permitting for Colorado Springs and El Paso County, lists concrete flatwork among the cosmetic improvements that do not require a homeowner permit — and lifting an existing slab is not structural work. Permits do come into play elsewhere: retaining walls taller than four feet need one, as does structural work. If a contractor tells you a driveway lift requires a permit and a fee, that is worth a second opinion.

The weight column is the one that matters most locally. If a slab settled because the soil beneath it could not carry the load, pumping in a heavy slurry adds to that load. On expansive clay and loose fill, the lighter foam is frequently the safer choice for that reason alone — though on a thick garage slab over competent ground, mudjacking does the same job for less money. A pro who looks at the site and asks about your drainage before naming a method is giving you a better answer than one who only sells a single system.

The honest limitation is that leveling fixes the elevation, not the concrete. If a slab is badly cracked, crumbling, or broken into several pieces that move independently, lifting it just gives you a raised broken slab — replacement is the better spend. Leveling also does not remove the cause. If the void under your driveway came from a leaking downspout, poor grading, or expansive clay cycling through wet and dry seasons, the slab can settle again unless the drainage is corrected at the same time. You will also see the injection holes; they are patched, but on a decorative or stained surface the patches may be visible. Finally, foam and slurry both need reasonable access for the equipment.
Neither is universally better — they suit different jobs. Mudjacking pumps a cement-and-soil slurry through holes roughly one to one-and-five-eighths inches across. It is heavier, cheaper per square foot, and works well on thick slabs over reasonably stable ground, such as garage floors and driveways. Polyurethane foam goes through much smaller holes, weighs a fraction as much, cures in minutes so you can drive on it the same day, and does not add load to soil that is already struggling. On the loose fill and expansive clay common around El Paso County, the lighter weight of foam is often the deciding factor, because adding a heavy slurry to soil that is already settling can simply push it down again. A pro should look at the site before recommending one.
Leveling is almost always cheaper when the slab is structurally sound — typically somewhere between a third and half the cost of replacement, and it is finished in hours rather than days with no cure time to wait out. The decision point is the condition of the concrete itself, not the size of the drop. A driveway that has sunk two inches but is otherwise intact is an excellent leveling candidate. One that is spiderwebbed with cracks, spalling from years of de-icing salt, or broken into pieces that rock underfoot has reached the end of its service life, and lifting it only postpones the replacement.
